The specially promoted weekend features all Halstead Value Factor listings that have passed an internal rigorous process to be noted as “value” property as well as all Halstead exclusive listings that have had a price reduction as of October 1, 2009. The Weekend of Opportunities takes place across three states where Halstead has 19 offices including New York, Connecticut and New Jersey. Some of our open houses will be attended by Wells Fargo representatives who will be able to provide complimentary mortgage advice.

What is the Halstead Value Factor?

The Halstead Value Factor highlights properties that offer some of the best value in today’s market. A good price simply does not mean a good value. A value is, by Halstead’s definition, the location, building, condition, size, amenities AND price.

As a result, each property featured in the Value Factor is pre-qualified for inclusion by meeting specific criteria and successfully passing an intensive review process by the Halstead Executive Team. To ensure a fresh inventory, the property will remain in the Value Factor for just 90 days.

To be included in the Value Factor, Halstead Agents must present the following information to their Director:

  • In less than 2 sentences, a description as to why the proposed listing is a value.
  • Details on the proposed listing including the address, apartment number, building type, size, condition and building amenities.
  • All active, accepted offers and contract signed listings in the same building, if available. In addition, a list of all closings in the building within the past six months.
  • A general comparable search for all active listings within the proposed listing’s proper geographic area.
  • Other comparable properties that have closed within the last 60 days.
